Three clauses require immediate attention before signing. The uncapped liquidated damages clause creates unlimited financial exposure. Design liability has been fully transferred to the subcontractor without customary carve-outs.

How It Works

How Beacon Risk Works

Three steps from contract received to risk understood.

From upload to report in approximately 10 minutes.

1

Upload your agreement

Simply upload your subcontract agreement to Beacon Risk: PDF, Word, JCT, NEC or Bespoke. No setup, no training, no specialist knowledge required.

2

Beacon Risk finds the clauses that could cost you

The platform analyses the agreement and surfaces flagged clauses, financial exposure, and risk levels across the contract.

3

Review key clauses before signing

Access a clear, plain-language summary of risks so you can negotiate, price correctly, or walk away with full information.

What you get with every review

Full clause-by-clause analysis

Every clause in your subcontract is read and assessed, not just the standard risk areas.

Plain-English risk summary

No legal jargon. You get a clear explanation of what each clause means for your business, with suggested amendments.

Severity ratings

High, Medium, and Low, so you know exactly where to focus your negotiation effort.

Financial exposure estimate

Where possible, Beacon Risk quantifies the financial risk so you can see the pound value of what you're signing.

Downloadable PDF report

A formatted risk report you can share with your QS, solicitor, or senior management.

Ready-to-send negotiation letters

Get professionally drafted negotiation wording for each risk clause, ready to send directly to the main contractor.

Works with any contract form

JCT contracts

The most common UK subcontract form. Beacon Risk handles all standard versions including 2016 and 2024 editions.

NEC contracts

Increasingly used in public sector and infrastructure projects. Full clause analysis across all main and subcontract options.

Bespoke / Main Contractor Forms

Many main contractors use their own amendments or entirely bespoke forms. Beacon Risk analyses these too.

Risk Identification

Common Contract Clauses Beacon Risk Identifies

These clauses appear regularly in subcontract agreements and are often missed under commercial pressure.

High Risk

Uncapped Liability

Your business takes on unlimited financial exposure for defects with no contractual cap to limit what you owe.

High Risk

Pay When Paid Clause

Clauses that make your payment dependent on the main contractor receiving payment from the client. These are restricted under the Construction Act, but still common in contracts.

High Risk

Extended Payment Terms

Payment cycles of 60–90 days that put serious pressure on cashflow before a project has even started.

Medium Risk

Scope Ambiguity

Vague scope definitions that allow obligations to expand after signing, with no mechanism to recover the additional cost.

Medium Risk

Design Responsibility Transfer

Clauses that shift design liability onto you, even when you had no involvement in producing the design.

Medium Risk

Hidden Insurance Obligations

Requirements to hold specialist insurance policies that go beyond your standard cover and add unexpected cost.

Beacon Risk finds all of these. Every contract. Every time.

The maths are straightforward

Without Beacon Risk

  • 4–8 hours reviewing each contract manually
  • Easy to miss buried clauses

  • Inconsistent reviews: quality depends on who's reading it
  • Human error risk on every review

  • Full risk report in approximately 10 minutes
  • Every clause read, nothing missed
  • Financial exposure estimated automatically
  • Negotiation letters ready to send
  • Informed decision before you sign
  • From £395/month

  • One caught clause pays for years of subscription
Tested Against a Professional QS

We tested Beacon Risk against a paid professional QS, clause for clause.

We ran a live JCT Design & Build subcontract through Beacon Risk and compared it, clause for clause, against a paid professional QS review of the same contract.

Beacon Risk analysed 215 clauses to the QS’s ~90, and caught major risks the manual review missed, including a compressed pay-less notice, cross-contract set-off, and a termination-for-convenience clause. For every flagged clause it also produced ready-to-send replacement wording, where the QS report stopped at ‘this should be removed.’

Same contract. Faster, more thorough, and ready to act on.

Contract reviewed in this comparison has been fully anonymised, with no client or contractor names retained.

Frequently asked questions

What modules are included in this price?

Beacon Risk and Beacon Insure are both live and priced separately. Beacon Risk is our contract risk analysis module. Beacon Insure checks your insurance cover against what your contract dictates, and is an add-on that requires an active Beacon Risk subscription. Our remaining modules (Beacon Tender, Docs, Safe, Commercial, Labour and Value) will launch on their own pricing as they go live.

What happens if I run out of reviews or reports mid-month?

You can keep going at the per-unit overage rate for your tier, with no subscription changes required. On Beacon Risk that is £25 per review on Starter, £20 on Professional and £15 on Enterprise. On Beacon Insure it is £9 per report on Starter, £7 on Professional and £6 on Enterprise. Each module's overage is billed against its own plan. If you are consistently exceeding your allowance on either module, upgrading that module's tier is usually more cost-effective.

Can I upgrade my tier mid-contract?

Yes. You can upgrade at any time and the new rate takes effect from the next billing cycle. Your 12-month commitment continues from your original start date.

What if I want to downgrade?

Downgrades can be requested at the end of your 12-month term. We don't allow mid-term downgrades to protect the stability of your team's access to the platform.

Why a 12-month commitment?

Beacon HQ is built for ongoing commercial protection, not one-off contract reviews. The 12-month commitment reflects the way the platform delivers value, accumulating across multiple contracts, projects and negotiations over a full trading year. It also lets us invest in product development, support and onboarding without month-to-month uncertainty.

What if I want to cancel before 12 months?

Standard cancellation isn't available within the 12-month term. If there are exceptional circumstances, get in touch and we'll discuss them on a case-by-case basis.

Is there a free trial?

Yes. On Beacon Risk, Starter and Professional both include a 14-day free trial: full access, no setup required, no credit card. Enterprise doesn't include a trial because of the scale of the commitment, but we can arrange a guided demo and pilot. Just request a demo.

Do you offer training or onboarding?

All tiers include onboarding documentation and email support. Professional adds priority support. Enterprise includes dedicated account management and priority onboarding and training tailored to your team.

What about VAT?

All prices shown exclude VAT. UK VAT is added at checkout at the prevailing rate.

How do I pay?

Bacs Direct Debit at checkout. Invoices are available for accounting purposes from the billing portal.

Can I become a Founding Partner now?

The Founding Partner programme is invitation-only and capped at 10 places. If you're interested, apply via the form and we'll respond within 1 working day. If a place is available and the fit is right, you'll be invited to join.

Can I cancel anytime?

You can cancel your subscription from the billing portal at the end of your 12-month term. Your access continues until the end of your paid period.

Why can't I just use ChatGPT or Claude?

ChatGPT and Claude are general-purpose tools. They can read your contract, but they can't reliably tell you what matters or what to do about it. Beacon HQ is purpose-built for UK construction subcontractors, with framework-aware analysis, repeatable structured output, and proper commercial-grade confidentiality. Read the full comparison →
